Tánaiste Simon Harris T.D. officially turned the sod on the Ard Griffin residential development in Midleton, Co. Cork, marking the start of construction on this significant mixed-tenure project.

Development details and funding

The scheme, managed by Clancy Homes with equity backing from Pearl Residential Equity Fund, will provide 330 homes, including 243 houses and 87 apartments, with 33 units designated under Part V social housing provisions. Since 2024, the development has been supported by Home Building Finance Ireland (HBFI), which has played a crucial role in financing the project. To date, 62 units have been sold, and construction has been actively underway for approximately two years.

Statements from key figures

Speaking at the site, the Tánaiste highlighted the importance of partnerships between experienced developers and institutional investors to increase housing supply. He stressed the critical role of public and private sector finance working together to deliver viable housing projects that meet the needs of individuals, couples, and families in Ireland.

Minister of State John Cummins praised the progress made and emphasised the necessity of continued development to support Cork's growth and strengthen local communities.

Dara Deering, CEO of HBFI, confirmed the organisation's commitment since 2024 to funding this development, demonstrating how HBFI’s support enables housebuilders to scale delivery and meet housing demands.

Clancy Homes reflected on their 80-year history and the evolving construction methods that underpin their ability to deliver quality homes efficiently. They expressed optimism about their active pipeline of 2,000 homes across several local authority areas, including Ard Griffin.

Broader context of HBFI’s role

Since its establishment in 2019, HBFI has approved €3.78 billion in funding for 256 residential developments, helping to deliver nearly 19,400 homes nationwide. A majority of these projects are smaller scale, with 67% comprising fewer than 50 homes, and most loans valued at €20 million or less.

Project location and further information

This development represents a vital investment in Cork’s housing stock and exemplifies collaborative efforts between government, finance bodies, and private developers to address Ireland’s housing needs.
